Looks like the work on the Hobbit script is just about done. According to, of all things, a tweet from Production Weekly, the production on the first Hobbit film is set to begin this June. It will take place in New Zealand and is expect to go on for 14 months. There's no word yet if they will be filming both versions back to back but if the movie is going to make it's 2011 release date then timing is going to be pretty tight.
